Over the past decade, Ataşehir, Kozyatağı and the Istanbul Financial Centre have become the addresses of choice for Turkey's largest banks, insurance companies, international professional services firms and financial institutions. The Asian side now houses some of Istanbul's most significant corporate real estate — and the office fit-out projects that come with it demand exactly the same level of expertise as anything on the European side.

Ataşehir and Kozyatağı: Istanbul's Asian Corporate Core

Ataşehir has developed into one of Istanbul's most significant business districts over the past two decades — driven by planned urban development, strong transport infrastructure and a corporate tenant profile that now rivals the European side in both scale and prestige.

The M4 metro line connecting Kadıköy to Kartal, the E-5 and TEM motorway interchange at Kozyatağı, and Metrobus access have made this corridor genuinely convenient for large workforces — a critical factor for any company making a long-term office location decision.

The buildings in this corridor range from landmark towers to established mid-rise office stock. Understanding which category your building falls into is the first step in planning a realistic fit-out programme.

Allianz Tower — Kozyatağı The most prestigious corporate address on Istanbul's Asian side. Originally developed as Rönesans Tower by Rönesans Construction and acquired by Allianz Turkey in 2015, this 186-metre, 44-floor tower is designed by New York-based FXFOWLE Architects and holds LEED Platinum certification — the first high-rise office building in Turkey to do so. With 44,900 m² of leasable area and floor plates ranging from 250 to 1,400 m², it is the benchmark against which all other Asian side office buildings are measured. A fit-out project here operates at the highest technical standard in the market.

Palladium Tower — Ataşehir With 43 office floors, Palladium Tower is one of the most visible corporate towers in the Ataşehir skyline. Located in Küçükbakkalköy, it offers large and flexible floor plates suitable for major corporate occupiers requiring significant headcount on a single level.

Quick Tower (formerly AND Kozyatağı) — Kozyatağı One of Kozyatağı's most established office addresses — five minutes' walk from the M4 Kozyatağı metro station and immediately adjacent to the D-100 highway. Quick Tower serves as the regional management centre for a number of international companies and has a consistently strong institutional tenant profile.

Bulvar 216 — Ataşehir One of the most prestigious mixed-use developments on the Asian side, combining a major shopping centre with significant office accommodation. Large floor plates and a well-managed building environment make it a natural choice for corporate occupiers requiring a single-floor solution at scale.

Kosifler Plaza — Kozyatağı With over 15,000 m² of leasable office space, Kosifler Plaza is one of the Asian side's most established corporate addresses. Financial services and professional services tenants dominate — a profile that reflects the corridor's overall positioning.

Mesa Koz — Kozyatağı Mesa Koz offers both serviced office and conventional lease options within the same building — making it particularly useful for companies in growth phases that need flexibility alongside permanence. A practical choice for firms that do not yet know their medium-term headcount requirements.

Akasya Acıbadem — Acıbadem A mixed-use development combining office and residential components in a central Asian side location close to both Üsküdar and Kadıköy. Its position at the northern end of the corporate corridor gives it strong connectivity without the density of Kozyatağı itself.

One important characteristic of the Ataşehir and Kozyatağı market: building quality and technical infrastructure standards vary significantly across the stock. A fit-out in Allianz Tower and a fit-out in a secondary Ataşehir building are technically different projects. Establishing which environment you are working in — and what it implies for your programme and budget — is the first thing Sonraki does on any Asian side commission.

Istanbul Financial Centre: A New Standard for Corporate Real Estate

The Istanbul Financial Centre in southern Ataşehir represents Turkey's most ambitious attempt to establish itself as a global financial hub. Housing the headquarters of regulatory institutions alongside major private banks and international financial organisations, the IFC has introduced a new category of corporate real estate to the Istanbul market.

Alize Tower — Istanbul Financial Centre With over 20,000 m² of leasable office space, Alize Tower is the IFC's most prominent private office address. International-standard building management, advanced security infrastructure and a tenant profile drawn from Turkey's and the world's leading financial institutions set the context for any fit-out project here.

Fitting out an office in the IFC is a different undertaking from a standard Istanbul office renovation. Security clearance requirements, strict technical specifications and building management approval processes are more demanding than in conventional buildings. Sonraki incorporates these requirements into the project programme from day one — not as afterthoughts when they create delays.

What Makes Asian Side Projects Technically Different

Companies planning their first Asian side office fit-out sometimes underestimate the specific conditions of this market. Several factors distinguish it from European side projects.

Logistics require more advance planning. Crossing the Bosphorus adds a variable to material delivery scheduling that does not exist on the European side. For large-format deliveries — fixed joinery systems, glass partitioning, technical equipment — the delivery programme needs to be planned significantly earlier than on a comparable Maslak project. Sonraki builds this into the programme as standard.

Building quality is more variable. In Maslak, the majority of buildings operate to broadly similar Grade A standards. In Ataşehir and Kozyatağı, the range is wider — from LEED Platinum towers to older secondary stock. Each project requires an independent technical assessment before any design or budget work begins.

The IFC operates at a different level of control. Security protocols, contractor documentation requirements and technical approval processes in IFC buildings are more rigorous than in standard commercial developments. Sonraki holds the required corporate documentation and is experienced in managing approval processes in controlled building environments.

How the Process Works: From Signing a Lease to Moving In

Step 1 — Technical Assessment and CAT Level Confirmation The building's existing condition, infrastructure capability and management requirements are assessed on site. The CAT A, CAT B or CAT C starting point is confirmed before any design work begins.

Step 2 — Workstyle Analysis and Space Planning Headcount, team structure, meeting room requirements, client-facing areas and technology infrastructure needs are established. The spatial plan is built around how the organisation actually works — not a generic template.

Step 3 — Interior Design and Technical Documentation Concept design, material selections, full construction drawings and MEP coordination are completed. Building management submission documentation is prepared as part of this phase — not separately after design is complete.

Costs: What to Budget for an Asian Side Office Fit-Out

Cost levels in Ataşehir, Kozyatağı and the IFC are broadly comparable to European side Grade A buildings. As a general reference:

  • Standard corporate fit-out (CAT B, functional solution): approximately €750 – €900 / m²

  • Upper-mid specification (enhanced acoustics, lighting and corporate design): approximately €1,100 – €1,300 / m²

  • Premium / high-detail projects (bespoke production, brand-driven design): €1,500 – €1,900 / m² and above

In shell and core floors where full MEP infrastructure must be installed from scratch, costs sit toward the upper end of these ranges. In floors with existing infrastructure being adapted rather than replaced, more controlled budgets are achievable.

Frequently Asked Questions

We are relocating our Istanbul office to Allianz Tower or Palladium Tower. When should we engage Sonraki?

Before you sign the lease if at all possible — or immediately after. The lease commencement date, rent-free period and any landlord fit-out contribution all affect your budget and programme. Sonraki can review your lease terms and give you a realistic picture of costs and timeline before you commit to a start date.

We are an international company establishing our Istanbul base in the IFC. Can Sonraki manage the project in English with our overseas team? 

Yes. Sonraki manages projects for international clients entirely in English — from briefing through to handover documentation. We understand the reporting structures and approval processes that international corporate clients expect and structure our communication accordingly.

Does the Bosphorus crossing genuinely affect the fit-out programme? 

It adds a variable that needs to be planned for — but with proper scheduling it does not extend the overall programme significantly. Sonraki builds Bosphorus logistics into the delivery plan from the start. The risk is not the crossing itself but the lack of planning for it.

We have an existing office in Kozyatağı that needs renovation. Our team will still be working during construction. How do you manage this? Through phased programming and strict construction zone management. Sonraki plans renovation works in stages that isolate the construction area from the live office. Working hours, acoustic management and dust control are all factored into the programme before work begins.

How long does a 1,000 m² office fit-out typically take in this corridor? 

Design and technical documentation: 4–6 weeks. Construction: 8–14 weeks depending on scope. Furniture, AV and IT: 1–2 weeks. Total from project start to operational office: 12–20 weeks. Companies that sign a lease and then start looking for a fit-out firm consistently underestimate this timeline.
