CAT classifications define the level of completion of an office space and determine the scope of fit-out required. This system is internationally recognised and increasingly used in Turkey’s commercial real estate market.

Correctly identifying the CAT level allows accurate budgeting and efficient project planning.

CAT A OFFICE?

CAT A offices are delivered with base building infrastructure completed but without tenant-specific interior arrangements.

Typically includes:

  • Main mechanical and electrical systems

  • Raised floors or base flooring

  • Suspended ceilings and basic lighting

  • No internal partitions or workplace layout

CAT A spaces require full interior planning and fit-out before occupancy.

CAT B OFFICE?

CAT B offices are fully customised workplaces designed and completed for a specific company.

Includes:

  • Workplace layout and partitions

  • Meeting rooms and collaborative areas

  • Acoustic, lighting and interior finishes

  • Integrated furniture and branding elements

CAT B fit-out transforms a space into a fully operational working environment reflecting company culture and operational needs.

Yes. Renovation and workplace reconfiguration projects fall under CAT C fit-out services and begin with a detailed assessment of the existing space.​

No. Workplace projects balance visual identity with productivity, ergonomics, acoustics, lighting performance, equipment placement and overall user experience.

4. Do you work on international office projects?

Yes. In addition to projects across Turkey, we support companies opening offices in the UK under CDM coordination principles and provide design, procurement and implementation support for projects in Europe, Dubai and the Middle East.

5. Is it necessary to commission design and construction together?

No. Clients may choose design-only services or implementation based on existing concepts. However, projects managed through a single integrated team typically achieve better efficiency and cost control.

6. What is the typical cost of office fit-out projects?

Costs vary depending on the CAT level, material standards and project scope. As a general reference:

  • Standard Segment: €750 – €900 / m²

  • Class A – Mid Segment: €1,100 – €1,300 / m²

  • Premium Segment: €1,500 – €1,900 / m²

Final budgets are determined following site assessment and project planning, ensuring investment is allocated efficiently.
